Ballard Blocks 2
While working at Clark Design Group, Dean Alan Architects’ principal, Angela Gee, was project manager for the design of this 2.5 acre site – situated across from the original Ballard Blocks project – with two adjoined office buildings, maximizing FAR and incorporating retail space, coffee shops, restaurants, and a plaza that would foster community interaction and ground the project in the neighborhood. Additionally, the Ballard Blocks 2 project pursued LEED-CS 2.0 Gold certification, with a 12,000 square foot vegetated roof, shower rooms for commuters, a high-efficiency HVAC system, and a 40% reduction in water usage.
The design consisted of two adjacent office buildings with a combined 458,000 square feet of commercial space, split between 200,000 square feet of office space on the upper levels, 66,000 square feet of retail space on the ground level, and 192,000 square feet of underground parking. In order to accommodate single-tenant and multi-tenant office floors, both open floor plans and demising-wall options were provided, with a sky bridge that would allow single-tenant owners to have offices in both buildings while maintaining interaction between spaces. Warm brick and wood elements complemented the sleek curtain wall system on the building’s exterior, while a palette of warm interior finishes, furniture, and design elements provided an inviting and modern interior design.
The design team not only provided an innovative building design and interior scheme, but also a plan for street improvements surrounding the site. With large sidewalks, street lighting, power line undergrounding, improved street parking, and landscaping, the interaction between Ballard Blocks and Ballard Blocks 2 would transform the neighborhood into a thriving, walkable community. Additional parking considerations included 550 stalls in a two-level underground parking garage, as well as on-site passenger drop-off.
